Valrico has larger lots and more preserved canopy than the subdivisions west of it, which is exactly why the gutters fill faster. Homes in River Hills and Diamond Hill often sit under mature live oaks and camphor trees, and many have complex rooflines with valleys that funnel debris straight into one corner of the gutter system.
Two-story homes with screened lanais are common here, and the gutter run above the lanai is the one that never gets cleaned because it is genuinely awkward to reach. That is usually the run causing the stain on the back wall. We get to it with ladder standoffs rather than leaning on the screen frame.

In the Tampa Bay area, twice a year is the honest answer for most homes — once after the spring oak and pine drop, and once before hurricane season really gets going. If your roof sits under mature live oaks or slash pines, like most of Lutz, Odessa and Carrollwood does, twice a year is the minimum. Homes with very little tree cover can often stretch to once a year. We will tell you which category your house is in rather than guessing high.
