Lutz is one of the most heavily wooded parts of the county, and it is one of the few places where we tell homeowners outright that once a year is not enough. Between longleaf pine needles in the spring and live oak leaf drop through the summer, gutters in Cheval, Van Dyke Farms and the Lake Fern Road area fill to capacity in about six months.
A lot of Lutz homes are on well and septic, which makes downspout drainage more than a cosmetic concern — water pooling in the wrong place near a drain field is a problem you do not want. We note where each downspout discharges and tell you if it needs an extension.

In the Tampa Bay area, twice a year is the honest answer for most homes — once after the spring oak and pine drop, and once before hurricane season really gets going. If your roof sits under mature live oaks or slash pines, like most of Lutz, Odessa and Carrollwood does, twice a year is the minimum. Homes with very little tree cover can often stretch to once a year. We will tell you which category your house is in rather than guessing high.
