Clearwater sits close enough to the Gulf that salt carries inland on the breeze, and that changes what we look for. Aluminum gutters hold up well, but the steel screws and hangers on homes twenty years and older start to corrode, and a gutter packed with wet debris is heavy enough to pull those fasteners loose. On the barrier-island properties around Island Estates and Clearwater Beach we check every bracket while the gutters are open.
Inland neighborhoods like Countryside and the streets around Coachman Park have a different problem: sand live oaks and cabbage palms that shed constantly. Palm boots and seed strings knit together into a mat that water cannot get through, and they are almost impossible to flush out with a hose from the ground. Those come out by hand.

In the Tampa Bay area, twice a year is the honest answer for most homes — once after the spring oak and pine drop, and once before hurricane season really gets going. If your roof sits under mature live oaks or slash pines, like most of Lutz, Odessa and Carrollwood does, twice a year is the minimum. Homes with very little tree cover can often stretch to once a year. We will tell you which category your house is in rather than guessing high.
