Original Carrollwood and Carrollwood Village were platted in the 1960s and 70s and the trees planted then are now enormous. The oaks arching over Lake Carroll Way and the streets off Casey Road put down a genuinely impressive volume of leaves, catkins and small branches, and homes here often have low-pitch mid-century rooflines that hold debris rather than shedding it.
Many Carrollwood homes still have their original gutter systems, sometimes with older fascia-mounted spike-and-ferrule hangers that have loosened over decades of freeze-free but storm-heavy weather. We check those while the gutter is empty and tell you which ones are pulling away from the fascia before a full gutter of water finishes the job.

In the Tampa Bay area, twice a year is the honest answer for most homes — once after the spring oak and pine drop, and once before hurricane season really gets going. If your roof sits under mature live oaks or slash pines, like most of Lutz, Odessa and Carrollwood does, twice a year is the minimum. Homes with very little tree cover can often stretch to once a year. We will tell you which category your house is in rather than guessing high.
